Vlora Marina is the largest thing happening on the Albanian coast: a whole waterfront quarter on the Vlorë seaport, where the Adriatic meets the Ionian. It is the work of Belgian practice XDGA, Xaveer De Geyter Architects, and it is planned as a district rather than a single block, with more than 800 apartments alongside 150 Marriott branded residences, a plaza, recreational parks, private and public beaches and a promenade that runs along the sea into the neighbouring forest.
The centrepiece is the marina itself, the first of its kind in Albania, with over 400 berths able to take yachts and mega yachts up to 50 metres and run year-round by D-Marin, who manage marinas across the Mediterranean. Above it sits the first five-star Marriott hotel on the Albanian coast, with a second four-star international hotel to follow, a yacht club, a casino, a wellness centre and roughly 24,500 m² of retail and dining. Homes come as 1+1, 2+1 and 3+1, from about 135 m² total for a two-bedroom up to 206 m² for the largest three-bedroom, each with a private terrace and a limited number of apartments per floor.
Buying here is a long game and priced as one. Delivery is phased by building from 2027 through 2031, which gives an early reservation an unusually long runway before completion, and payment is staged at 30% within a month of signing, 60% across the construction phases and the balance on handover. Albanian banks lend on the project without a collateral requirement, for residents and non-residents alike. We project a 30% return to the first rental season and a 28% uplift to completion, at the top of our Bay of Vlorë range because a branded marina address on this coast has no direct comparable.
