Golem is the established centre of the Durrës Riviera: the busiest stretch of beach, the most developed infrastructure, and the highest volume of summer rental demand on this coast. Prices sit around €1,150 to €1,300 per square metre, below Qerret and slightly above the quieter Mali i Robit end.
It is the most straightforward entry point to Albanian coastal property, and the honest counterweight is that it is also the most competitive: Golem has more supply, and more new supply arriving, than anywhere else on the strip.

Golem has what a short-let guest actually uses: a long serviced beach, restaurants and bars within walking distance, supermarkets, and a direct road to Tirana. That infrastructure is why it fills first in July and August, and why it is the easiest part of this coast to let without being on the ground yourself.
For a first purchase it is also the lowest-friction option. There is enough comparable stock to sanity-check a price per square metre, and enough letting activity to sanity-check a rental projection, which is harder in thinner markets.
Golem is building faster than the rest of the strip. More supply is good for choice and for keeping prices honest, but it means a generic apartment in a generic block competes with a lot of near-identical stock come August. Position within Golem matters more here than in the quieter towns: distance to the beach, which side the balcony faces, and whether the building has any facilities at all.
If you are buying primarily to let, weight those specifics heavily rather than buying on the headline price per square metre alone.
