Marina Orikum is a new resort on the southern shore of the Bay of Vlorë, built around the yacht marina at Orikum, which has been operating for more than twenty years and is being expanded to around 800 berths. The developer is Concord Investment Group, the Tirana group behind San Nicolas at Dhërmi and San Pietro on Lalzi Bay, and the architect is Chris Precht, whose studio drew the towers as stacked, planted terraces on a strict 3.9 by 7.8 metre grid. They rise from three to fifteen floors and step down with the hills toward the water, so most homes look over the boats rather than at the next building. The masterplan adds a five-star hotel, a yacht club, a boutique hotel in low Italian-style buildings, a sports centre, marine services, shops and restaurants. It is a separate development from One Oricum Bay, the seafront building we also sell in Orikum.
Price follows the floor and the view. On floors 1 to 5 an apartment is €3,200 per square metre facing back, €3,300 with a side view and €3,500 with the full sea view; above the fifth floor each rate rises by €100, to a top of €3,600. The two plans issued so far are a 1+1 of 78.05 m² total (61.42 m² net with a 5.85 m² balcony) and a 2+1 of 142.13 m² (108.05 m² net with a 14.45 m² balcony), so a back-view 1+1 starts at about €249,760 and a low-floor sea-view 2+1 is about €497,000. Payment is tied to the build: 30% at contract, 35% when the structure is complete, 30% once plastering and the first-fix electrical, plumbing and mechanical work are done, and the last 5% on the keys. The building permit is granted, construction is planned at about 50 months, and partner banks offer mortgages to residents and non-residents.
This is the top of the Bay of Vlorë market, and the rate reflects what surrounds it rather than the bay average: a working marina below the windows, a hotel and yacht club inside the same masterplan, and a signature architect. Vlorë sits across the bay, the Llogara pass and the Riviera begin just to the south, and Tirana is about 100 km away. The long build is the point for an early buyer, because the fixed rate holds through roughly four years of construction. That is what puts our projection at a 28% return to the first rental season and a 24% uplift to completion, benchmarked against Vlora Marina and One Oricum Bay on the same bay. Both figures are ours, not the developer's.
