San Pietro is the residential side of the Meliá Durrës resort on Lalzi Bay, a long sweep of sand and pine forest north of Durrës and roughly 25 minutes from Tirana, close to the international airport. The Premium Zone is Concord Investment Group's branded residence area inside the hotel grounds: individual villas with private pools, attached villas and three-storey apartment buildings, all managed by Meliá Hotels International alongside the five-star hotel with its 450 rooms and 50 suites, spa, restaurants, sports courts and convention centre. Owners use the resort's dedicated beach, spa and child care, behind 24-hour security and controlled access.
Unlike almost everything else we sell, this is finished. The developer's current sheet describes the Premium Zone as fully completed, with title deed, and ready to move into immediately. Apartments are €3,350 per square metre with one parking space included, in four layouts of 1+1 and 2+1, with the apartments now offered running from about 76 m² to 106 m² in total, each with a large balcony and a built-in barbecue, so the smallest home is about €253,900. The premium villas run from €1,300,000 to €1,600,000: about 234 m² over two floors with four bedrooms and four bathrooms, on a 600 m² plot with an 8 by 4 metre pool, panoramic glazing and multi-split air conditioning. Payment is in full within 45 days of purchase, and the developer arranges bank financing.
Because the homes are complete, there is no off-plan discount left to capture, and we show that plainly: a 0% uplift to completion, and a projected 6% return on the first rental season through the Meliá rental programme, in line with the developer's own figure of up to 6% a year. What you pay for is certainty and management: a finished, titled home in a working five-star resort, near enough to Tirana and the airport for weekends, with the hotel running the letting while you are away. Both projections are ours.
