Ion Breeze Residence is a small development at Dhërmi, 300 m from the Ionian Sea: four villas with private pools and 30 apartments. From €2,750/m².
Ion Breeze Residence is a small development on the hillside at Gjilek, the southern end of Dhërmi, about 300 metres from the Ionian Sea. It holds 34 homes and no more: four private villas on the lower, seaward part of the plot and 30 apartments in low buildings of one to three storeys behind them, over one or two underground levels with parking and storage. The architecture is white and stone-faced with timber shutters, pergolas and planted roofs, set among pines and olives so that the buildings step down the slope rather than stand over it. The building permit was issued in October 2025. Groundworks began in May 2026, stopped for the summer, when heavy machinery is not allowed on the Riviera, and resumed on 15 September 2026. The developer expects the structure to be finished in March or April 2027 and the whole project within two years.
Each apartment has its own sales sheet with the floor, the net area, its share of the common parts and the terrace, and we have all 30. Twenty are one-bedroom 1+1 homes of 64 to 93 m² in total and ten are 2+1 apartments of 79 to 118 m², six of them with two bathrooms. Most have a terrace of up to 26 m², and every one has a sea view: the sheets mark it as full for 16 of the 30 and partial for the rest. Price is set by height: €2,750 per square metre on the ground floor, €2,900 on the first floor and €3,300 on the second and third, with terraces charged at half the rate. The lowest price is €206,205, for a 64.6 m² first-floor 1+1 with a 13 m² terrace and a full sea view; a 78.9 m² ground-floor 1+1 is €216,975.
The four villas are the same design on plots of 319 to 367 m²: about 440 m² over three levels, a 178 m² ground floor with the private pool of 27 to 30 m², an upper floor of about 85 m² with a roof terrace of 81 to 90 m², and a lower level of 178 m². Each has four bedrooms, six bathrooms, two living rooms, a garage, an entertainment area and a full sea view. Villas 1 and 2 on the front line are €1,500,000 and villas 3 and 4 on the second line €1,370,000, including the bathrooms, parking, storage, landscaping, the pool and the utility connections; the kitchen comes with a furniture package priced separately. The payment plan runs 40% to 50% at signing, 20% when the structure is finished, 20% at windows and doors and the balance at handover, a larger first payment earns a discount, and a local bank offers financing. The developer is open to a package price for two or four villas.
Dhërmi is the Riviera at its most photographed and its most seasonal: the busy weeks are July and August, and the developer reports villas here letting for a week to three months at a time rather than by the night. Ion Breeze sits between the village apartments, mostly €1,000 to €2,000 per square metre, and the San Nicolas resort above Palasa at €3,550 to €3,700, with a handful of homes rather than a resort and an early stage of building. That early stage is the case for buying now, so we project a 20% uplift to completion and a 26% return to the first rental season. Both figures are ours, not the developer's. Owners can let the home themselves or through one of the management companies working in Dhërmi, which the developer says charge up to 30%.
