Vizion 3 Residence is the third phase of the Vizion concept at Mali i Robit, after Vizion 1 and Vizion 2, and it is planned as a small quarter rather than a single block. Three buildings, F, G and H, stand around a pedestrian spine, each five floors over two levels of underground parking, faced in pale brick and warm render and cut with deep timber-lined balconies behind glass balustrades. The ground and top floors are given over to two-level lofts, which is why the tall glazing reads as extra storeys from the street. The ground between the buildings does the work: a long fountain basin set in travertine paving, curved white planters running with flowers, steel pergolas trained with climbers, and a pool terrace under palms at one corner. It is a scale of shared landscaping this end of the coast has not had before.
Price is set first by how you pay and then by the apartment itself. The base rate is €1,100 per square metre when 90% is paid upfront and the last 10% on handover of the keys, €1,150 on 50% upfront followed by instalments of 20%, 20% and 10%, and €1,200 on five equal instalments of 20%, with every plan running over up to two years. Committing capital early is worth €100 per square metre, just over 8%, the same prepayment structure our Middal listing uses a few minutes away. Within each plan the final figure moves with the size, type, floor, orientation and position of the apartment, and that per-apartment price list is not public yet. What the developer has issued is a sales sheet for each of 131 apartments, naming the building, the floor, the orientation and the area. Most are lofts, a living floor with the bedroom and bathroom on a mezzanine above, at 48 to 65 m² in total. On the floors between sit thirteen 1+1 apartments of 57 to 58 m² and five 2+1 apartments of 67 m², and there are two studios of 39 m².
Mali i Robit sits between Golem and Qerret, backed by pine woodland, and carries the lowest entry price on the Durrës Riviera at roughly €1,050 to €1,200 per square metre across the projects we sell. Vizion 3 sits at the top of that band and earns it, because neither Grand Marina nor Middal offers courtyards on this scale or several buildings' worth of shared landscaping. Buying this early also means the longest runway between a fixed rate and handover, which is what puts our projection at a 30% return to the first rental season and a 22% uplift to completion. Those figures are ours, benchmarked against the neighbouring projects, not the developer's.
