Vizion 3 Residence is planned as a small quarter at Mali i Robit rather than a single block. Blocks of six and seven storeys stand around a pedestrian spine, faced in pale brick and warm render, cut with deep timber-lined balconies behind glass balustrades, and every ground floor is glazed for shops, cafés and lobbies. The ground between the buildings does the work: a long fountain basin set in travertine paving, curved white planters running with flowers, steel pergolas trained with climbers, and a pool terrace under palms at one corner. It is a scale of shared landscaping this end of the coast has not had before.
Pricing is set by how you pay rather than by unit type, the same structure our Middal listing uses a few minutes away. It is €1,100 per square metre at 90% upfront, €1,150 per square metre at 50%, and €1,200 per square metre on the 20% deposit, so committing capital early is worth €100 per square metre, just over 8%. The project is at pre-launch, which is why the rate is where it is: the unit mix, the floor plans and the per-apartment price list are not public yet, and a name can be put against a floor and an aspect before the schedule is released.
Mali i Robit sits between Golem and Qerret, backed by pine woodland, and carries the lowest entry price on the Durrës Riviera at roughly €1,050 to €1,200 per square metre across the projects we sell. Vizion 3 sits at the top of that band and earns it, because neither Grand Marina nor Middal offers ground-floor retail, courtyards on this scale, or several buildings' worth of shared landscaping. Buying at pre-launch also means the longest runway between a fixed rate and handover, which is what puts our projection at a 30% return to the first rental season and a 22% uplift to completion. Those figures are ours, benchmarked against the neighbouring projects, not the developer's.
