The Durrës Riviera is the stretch of Adriatic coast running south from Durrës through Currila, Mali i Robit, Golem and Qerret. It is the most active new-build coast in Albania, and it is where most of the homes we sell are being built. The draw is simple: a real beach strip roughly 45 minutes from Tirana and the international airport, at prices well below the southern Riviera.
Entry starts around €1,050 per square metre at the quieter end and runs to about €2,300 for the newest towers in Qerret. That spread is the useful thing to understand, because the towns along the strip are not interchangeable: they differ on price, on how built-up they already are, and on who they suit.

Four short drives separate the ends of this coast, but the markets are distinct. Prices below are the current range across the projects we are selling.
Qerret: the higher-spec end, €1,500 to €2,300/m². Apart-hotels and towers, the newest stock on the strip.
Golem: the established resort centre, €1,150 to €1,300/m². The most rental volume, and the most competing supply.
Mali i Robit: quieter and pine-backed, €1,050 to €1,150/m². The lowest entry price on the coast.
Durrës and Currila: the city end and its clifftop pocket, including limited villa stock rather than volume apartments.
The southern Riviera around Ksamil and Dhërmi is more dramatic and commands higher prices, but it is a four to five hour drive from Tirana and its season is shorter and more concentrated. The Durrës Riviera trades some scenery for accessibility: it draws weekend traffic from Tirana as well as summer holiday demand, and the airport is close enough that a rental guest can land and arrive inside an hour.
For a buyer, that shows up as a lower entry price, a longer usable season, and easier management. It is also why almost all new construction on Albania's coast is happening here right now.
Nearly everything on this strip is sold off-plan, priced by the square metre and delivered over one to two building seasons. That is normal here and it is where the price advantage comes from, but it puts the weight on due diligence rather than on viewing a finished flat.
