Privé 2 is the second phase of the Privé resort on the Cape of Rodon, the long headland north of Durrës whose tip carries the 15th-century Rodoni Castle. The first phase next door is sold out, about three quarters of it to international buyers, and Privé 2 continues it with 30 villas, ten apartment buildings holding 62 apartments and an 80-key hotel, all above about 200 metres of private sandy beach. The architecture is by Studio Precht, the practice of Chris Precht, working with W10: low curved villas in pale render and timber that follow the contours of the hillside, with stone terraces and planted roofs, so the resort reads as part of the cape rather than sitting on top of it.
There are two villa types, each over two floors with a private pool and two parking spaces. Type A is a 4+1 with four bedrooms and four bathrooms, about 141.5 m² on each floor, on a plot of 700 to 900 m², in front and rear entrance versions. Type B is a 3+1 with three bedrooms and three bathrooms, 110 m² on each floor, on 600 to 700 m². The apartments sit in small timber-clad buildings with deep balconies toward the bay, from 1+1 penthouses to 3+1 homes. Only a handful of villas and apartments are released at a time and pricing moves with each release, so the developer does not publish a price list: we send the current one directly. The resort is under construction, with completion and handover planned for 2028, and payments are staged with the build.
Rodon is the quiet end of the coast near Tirana: about 50 km from the capital and 40 km from the airport, with no through traffic and the castle, the cape and the beach as the whole setting. That suits a buyer who wants a private villa within an hour of Tirana rather than a busy resort strip. We project a 10% return in the first rental season and a 20% uplift to completion, on the same conservative basis we use for the villa resorts on the Riviera, with a sold-out first phase next door behind the uplift. Both figures are ours, not the developer's.
