San Nicolas Resort & Residences sits on the slope above Palasa Bay at Dhërmi, behind Llogara National Park, where the road comes down from the pass onto the Albanian Riviera. It is a low-density resort by Concord Investment: 60,000 m² of building across the site, but only a fifth of the land built on, with villas in local stone grouped along the contours so that every one has its own pool and a sea view. Alongside the 115 villas are 117 apartments in thirteen three-storey palazzina buildings, three apartments to a floor, and a five-star hotel of 80 rooms and 10 suites with a spa and a casino. Restaurants, a beach bar, a pool area, a health centre and pharmacy, a supermarket and 24-hour security are part of the plan, and the developer runs a rental programme for owners.
The villas come in five types: elite villas of 438.8 m² over two floors, premium villas of 299.6 m², standard villas of 219.4 m² (type A) and 197 m² (type B), and attached pairs of about 153 m² each. The current price sheet gives €1,250,000 for a villa. Apartments are priced by floor, €3,550 per square metre on the ground floor, €3,650 on the first and €3,700 on the second, with sizes from about 75 m² to 117 m², so the smallest second-floor home is about €278,700. Ground-floor apartments open onto a courtyard, charged at €350 per m² unpaved or €1,000 per m² as a concrete platform, and a parking space is €28,000. The build is well advanced, with Phase I due in December 2026 and Phase II in June 2027 depending on the type. Payment is weighted to the front, 60% at contract with the rest in stages to a final 5% on the keys, and partner banks lend up to 70% with no collateral.
Dhërmi is the Riviera at its most dramatic and its most seasonal, and the Llogara tunnel, now open, has shortened the drive from Vlorë. San Nicolas is priced as a hotel resort rather than a village apartment, well above the €1,000 to €2,000 per m² typical of the Riviera, and the case for it is the managed setting rather than a cheap entry. With handover this close there is little off-plan runway left, so we project a modest 12% uplift to completion and a 10% return in the first rental season, the same conservative basis we use for Green Coast on the same bay. Both figures are ours, not the developer's.
