One Living is the most striking new address on the Vlorë skyline: a fourteen-floor tower whose rounded, planted terraces cascade in bands of colour, from warm gold at its base to soft green near the top. It is the work of SelgasCano, the Madrid studio known worldwide for its playful, colour-soaked architecture, delivered here with local practice Ex-Pert Plan Studio for developer Golemi Konstruksion. A landscaped ground floor with a lobby, reception and gardens sits above two underground parking levels.
Homes run from 1+1 to 2+1, each opening onto its own deep veranda, and the price steps up with the view: apartments are €1,700 per m² on floors 1–5, €1,900 on floors 6–9, €2,000 on floors 10–11 and €2,200 on the top floors 12–14, with verandas charged at €850 to €1,000 per m². A first 1+1 starts around €115,000. Payment is staged at 35% on signing, 35% after twelve months, 25% after twenty-four months and 5% on the ownership certificate, with a €1,500 reservation, over a roughly forty-month build.
Vlorë is where the flatter Adriatic gives way to the clearer Ionian, and the upper terraces here look out over the whole Bay of Vlorë toward Sazan island and the Karaburun peninsula. A landmark SelgasCano building a short walk from the city's Lungomare promenade is a rare thing on this coast, which is why One Living projects a 32% return to the first rental season and a 26% uplift to completion, among the strongest of our Bay of Vlorë releases.
