Erdiar Residence stands on Rruga Pavarësia e Kosovës at Qerret, permitted by Bashkia Kavajë as an apart-hotel of six floors over one underground level, built by Vokrri Invest shpk to a design by Abdulla Vokrri with Viking Engineering. The building runs the length of its street in two sections, faced in pale render over a sage-green base, and every apartment takes a deep balcony with a planted box, so the greenery reads as a continuous column up the elevation rather than a row of pots. The whole ground floor is glazed for shops, cafés and lobbies, set back behind a landscaped forecourt with a reflecting pool, loungers and lamp-lit paving.
Price is set by section and by floor rather than by unit type. Section 2 is €1,300 per square metre on floors 1 to 3 and €1,400 on floors 4 and 5, and Section 1 is €1,400 and €1,500 for the same floors. Every rate comes down by €50 per square metre when the first instalment covers more than 90% of the price, which puts the entry rate at €1,250. Payment otherwise runs 40% two weeks after contract, 30% at nine months, 20% at fifteen months and the last 10% on handover of the keys. Fifty apartments are released across the two sections, each with its own sales drawing naming the floor, the section, the orientation and the area, so a specific north or south facing home can be chosen rather than a type. Studios total 33 to 34 m², one-bedroom homes run from 57 to 75 m², and the two-bedroom apartments reach 86 m².
Qerret is the newest end of the Durrës Riviera and the part of this coast we rate highest for short-letting, because guests here compare against hotels rather than against other apartments. Every other Qerret project we sell opens at €1,500 per square metre and Narea reaches €2,300, so Erdiar comes in under the whole neighbourhood while carrying an apart-hotel consent and its own retail at street level. That gap is the case for buying: a projected 34% return to the first rental season and a 24% uplift to completion, benchmarked against Tiktaalik a few streets away and against the Golem buildings selling at the same rate.
