LIAM 2 Residence is the second phase of the LIAM development at Golem, about 350 metres back from the sandy beach, with the first phase, LIAM 1, a short distance away. It is built by T-L 2022 sh.p.k of Kavajë to a design by VAEKU STUDIO of Tirana, and permitted as a service and residential building: a ground floor and six upper floors over two levels of underground parking. The elevations are a white grid with sand-coloured upper volumes, planted balconies and roof terraces, over a fully glazed street level, and the block wraps an inner courtyard with a swimming pool, a sun terrace and gardens. Residents also get a fitness centre, modern lifts and well-kept common areas.
Two staircases hold 94 apartments, and each has its own sales sheet naming the floor, the orientation and the net area with its share of the common parts, so a specific north, south or east facing home can be chosen rather than a type. There are 14 studios of 34 to 43 m² in total, 74 one-bedroom 1+1 homes of about 47 to 69 m², and six 2+1 apartments of 68 to 76 m², all on the north side of the first staircase. Price is set by height: €1,200 per square metre from the ground floor to the third, and €1,400 from the fourth floor up, paid in instalments of 20%. That makes the smallest home, a 34.1 m² studio on the top floor, about €47,740, and a 65.8 m² 1+1 on the lower floors about €78,960. A parking space is €15,000 on the first underground level and €10,000 on the second.
Golem is the established resort centre of the Durrës Riviera, with the most summer rental demand on this coast and the most competing supply, so the specifics carry the case: LIAM 2 is within a short walk of the beach and offers a pool and a gym, which most second-line blocks here do not. Its lower floors sit in the middle of the €1,150 to €1,300 band the other Golem projects we sell are priced at, and the upper floors at €1,400 set a new top for Golem. We project a 32% return to the first rental season and a 20% uplift to completion, benchmarked against Alb-Sun and Dragoti II at €1,300 and Loger Paradise at €1,150 a few streets away.
